  1. Preheat to 350 F. Spray pan.
  2. Add all dry ingredients and mix.
  3. Boil water.
  4. Add non-water wet ingredients and mix until well combined.
  5. Reduce speed and carefully add boiling water and mix well.
  6. Immediately transfer mixture to pan and bake for 30-35 minutes.
  7. For cupcakes, only fill to a little over the halfway point to avoid spillage.
